Self Listd was built in Calgary, Alberta by homeowners who believed that selling your home should not require paying large agent fees. In an era where buyers find properties online, schedule viewings independently, and research neighbourhoods themselves, technology can now support the entire transaction process — putting buyers and sellers in full control of their own transactions.

We built the platform we wished existed: one that handles the entire transaction from listing to closing, with professional legal documents, secure messaging, offer management, and a digital closing pipeline for a simple 1.5% platform fee, paid only on successful sale.

We collect information you provide when creating an account (name, email, phone, province), listing a property (address, photos, details), submitting offers (amounts, conditions, dates), and verifying your account (email and phone). We also collect technical information including IP address, browser type, and usage data.

How We Use Your Information

We use your information to operate the Self Listd platform, facilitate real estate transactions, verify account contact details, send transactional emails, comply with Canadian law, and prevent fraud. We do not sell your personal information to third parties.

Information Sharing

We share your information only as necessary to complete transactions, with service providers who help operate the platform (Supabase, Resend), and when required by law. We do not share your information with real estate boards, MLS systems, or advertising networks.

Data Storage and Security

Your data is stored on servers in Canada (ca-central-1). We use industry-standard encryption for data in transit and at rest. Identity documents are stored in a private, access-controlled storage bucket. We retain data for 7 years after account closure as required by Canadian financial regulations.

Your Rights (PIPEDA)

Under PIPEDA and applicable provincial privacy legislation, you have the right to access, correct, or delete your personal information, and to withdraw consent. Contact privacy@selflistd.ca to exercise these rights.

Terms of Service

1. Acceptance of Terms

By accessing or using Self Listd (selflistd.ca), you agree to be bound by these Terms of Service and our Privacy Policy. Self Listd Inc. reserves the right to modify these terms at any time with notice provided through the platform.

2. Platform Description

Self Listd is a self-represented real estate transaction platform - technology tools that put buyers and sellers in complete control of their own property transactions anywhere in Canada. Self Listd Inc. is not a licensed real estate brokerage, agent, or broker. We do not represent, advise, or act on behalf of buyers or sellers in any capacity. Users are self-represented parties who use our technology tools independently.

3. Platform Fee

By listing a property on Self Listd, Sellers agree to pay Self Listd Inc. a technology platform fee of 1.5% of the final sale price upon successful closing. This obligation is binding and is reflected in the auto-generated purchase agreement. The Seller's transaction lawyer is directed to deduct the Self Listd platform fee from Seller proceeds at closing and remit to Self Listd Inc. before releasing remaining proceeds to the Seller. There are no upfront listing fees. If a transaction does not close, no fee is charged.

4. Not Legal Advice

Self Listd does not provide legal, tax, or financial advice. All documents provided through the platform should be reviewed by independent legal counsel before signing. Both parties are strongly encouraged to engage a real estate lawyer.

5. Limitation of Liability

Self Listd Inc. is not liable for any disputes between buyers and sellers, failed transactions, property defects, title issues, or financial losses. Our total liability is limited to platform fees paid in the preceding 12 months.

6. Governing Law

These Terms are governed by the laws of the Province of Alberta and the federal laws of Canada. Any disputes shall be resolved in the courts of Calgary, Alberta.

How much does it cost to list my home?

Listing is completely free. Self Listd charges a 1.5% platform fee only when your home sells. If your home does not sell, you pay nothing. There are no monthly fees, no upfront costs, and no hidden charges.

How does the 1.5% platform fee compare to traditional agent fees?

Traditional agent fees in Canada typically run 3.5% to 5% of the sale price. On a $700,000 home that could be $24,500 to $35,000. With Self Listd you pay a 1.5% technology platform fee — roughly $10,500 on the same home — saving you $14,000 to $24,500.

Do I need to verify my identity?

You confirm a real email and phone number, and when you list a property you attest that you are its legal owner or are authorized to sell it. Legal ownership and title are confirmed by your lawyer at closing, and your identity is confirmed by your lawyer and lender during the transaction — the appropriate professionals for that step.

How do I handle showings?

Showings are arranged directly between you and interested buyers through the Self Listd messaging system. You control your schedule entirely. Once both parties have exchanged contact information through the platform, you can coordinate directly by phone or email.

What happens when I receive an offer?

You will receive an email notification and an in-app alert. You can review the full offer including price, deposit, conditions, and possession date inside the platform. You can accept, counter, or decline directly from your dashboard. If you accept, the platform automatically creates a transaction and generates your purchase agreement.

Do I need a lawyer?

Yes. While Self Listd handles the listing, offers, and document generation, you will need a real estate lawyer to complete the title transfer on closing day. This is required in all Canadian provinces. Your lawyer fees are separate from the Self Listd platform fee and typically range from $1,000 to $2,500.

Is it free to use Self Listd as a buyer?

Yes, completely free. Buyers pay no fees to browse listings, message sellers, or submit offers on Self Listd. The 1.5% platform fee is paid by the seller only on a successful closing.

How do I submit an offer?

Create a free account, browse listings, and click the Offer button on any property page. You will fill in your offer price, deposit amount, conditions, and preferred possession date. The seller is notified immediately and can accept, counter, or decline.

Are the listings verified?

Every listing is reviewed by our platform team for completeness before going live, and sellers attest to their legal right to sell. Legal ownership and title are confirmed by the seller’s lawyer at closing. This review is a completeness check — it does not constitute any form of representation, endorsement, or title verification by Self Listd.

What is the deposit process?

When your offer is accepted, you will pay the agreed deposit within 3 business days directly to the transaction lawyer's trust account. Deposits are held by a licensed lawyer — not by Self Listd — until closing day. If the deal falls through due to an unfulfilled condition, your deposit is returned in full. If you waive conditions and then back out, deposit terms follow the purchase agreement.

Can I use my own real estate agent as a buyer?

Yes. If you choose to work with a buyer's agent, they can assist you. Note that Self Listd listings are for-sale-by-owner, so any arrangement with a buyer's agent is separate and independent from the Self Listd platform fee.

Legal & Closing
Are the purchase agreements legally binding?

Self Listd uses AI to draft province-specific purchase agreements tailored to your specific transaction — including all conditions, possession dates, financial terms, and the Schedule A platform fee clause. The AI-generated draft is clearly labeled as a starting point and both parties are strongly encouraged to have it reviewed by independent legal counsel before signing. Self Listd is a technology platform and is not a licensed real estate brokerage or legal advisor.

Which provinces does Self Listd operate in?

Self Listd currently operates across all 10 provinces and 3 territories in Canada - Alberta, British Columbia, Ontario, Quebec, Manitoba, Saskatchewan, Nova Scotia, New Brunswick, Newfoundland and Labrador, Prince Edward Island, Yukon, Northwest Territories, and Nunavut. We generate province-specific purchase agreements and are aware of each jurisdiction's land transfer tax and legal requirements.

What if the deal falls through?

If a deal falls through due to an unfulfilled condition (financing, inspection), the deposit is returned to the buyer and no Self Listd fee is charged. If both parties agree to cancel, a mutual release form is generated through the platform. For disputed transactions, we recommend engaging your real estate lawyer.
