We collect information you provide when creating an account (name, email, phone, province), listing a property (address, photos, details), submitting offers (amounts, conditions, dates), and completing identity verification (government ID, selfie, land title). We also collect technical information including IP address, browser type, and usage data.
We use your information to operate the Self Listd platform, facilitate real estate transactions, verify identity and property ownership, send transactional emails, comply with Canadian law, and prevent fraud. We do not sell your personal information to third parties.
We share your information only as necessary to complete transactions, with service providers who help operate the platform (Supabase, Resend), and when required by law. We do not share your information with real estate boards, MLS systems, or advertising networks.
Your data is stored on servers in Canada (ca-central-1). We use industry-standard encryption for data in transit and at rest. Identity documents are stored in a private, access-controlled storage bucket. We retain data for 7 years after account closure as required by Canadian financial regulations.
Under PIPEDA and applicable provincial privacy legislation, you have the right to access, correct, or delete your personal information, and to withdraw consent. Contact privacy@selflistd.ca to exercise these rights.

Self Listd is a technology platform that facilitates for-sale-by-owner (FSBO) real estate transactions in Canada. Self Listd Inc. is not a licensed real estate brokerage, agent, or broker. We do not represent buyers or sellers in any agency capacity.
Sellers agree to pay Self Listd Inc. a platform fee of 2% of the final sale price upon successful closing. There are no upfront listing fees. If a transaction does not close, no fee is charged.
Self Listd does not provide legal, tax, or financial advice. All documents provided through the platform should be reviewed by independent legal counsel before signing. Both parties are strongly encouraged to engage a real estate lawyer.
Self Listd Inc. is not liable for any disputes between buyers and sellers, failed transactions, property defects, title issues, or financial losses. Our total liability is limited to platform fees paid in the preceding 12 months.
These Terms are governed by the laws of the Province of Alberta and the federal laws of Canada. Any disputes shall be resolved in the courts of Calgary, Alberta.

Listing is completely free. Self Listd charges a 2% platform fee only when your home sells. If your home does not sell, you pay nothing. There are no monthly fees, no upfront costs, and no hidden charges.
Traditional real estate commissions in Canada typically run 3.5% to 5% of the sale price, split between buyer and seller agents. On a $700,000 home that could be $24,500 to $35,000. With Self Listd you pay 2% - roughly $14,000 on the same home - saving you $10,000 to $21,000.
Yes. All sellers must complete identity verification (government-issued ID) and ownership verification (land title or tax document) before their listing goes live. This protects buyers and ensures every listing is legitimate. Verification is reviewed by our admin team within 1 business day.
Showings are arranged directly between you and interested buyers through the Self Listd messaging system. You control your schedule entirely. Once both parties have exchanged contact information through the platform, you can coordinate directly by phone or email.
You will receive an email notification and an in-app alert. You can review the full offer including price, deposit, conditions, and possession date inside the platform. You can accept, counter, or decline directly from your dashboard. If you accept, the platform automatically creates a transaction and generates your purchase agreement.
Yes. While Self Listd handles the listing, offers, and document generation, you will need a real estate lawyer to complete the title transfer on closing day. This is required in all Canadian provinces. Your lawyer fees are separate from the Self Listd platform fee and typically range from $1,000 to $2,500.
Yes, completely free. Buyers pay no fees to browse listings, message sellers, or submit offers on Self Listd. The 2% platform fee is paid by the seller only on a successful closing.
Create a free account, browse listings, and click the Offer button on any property page. You will fill in your offer price, deposit amount, conditions, and preferred possession date. The seller is notified immediately and can accept, counter, or decline.
Yes. Every listing on Self Listd is reviewed and approved by our admin team before going live. Sellers must provide identity verification and proof of property ownership. This means you can be confident that every listing is from the legitimate owner of the property.
When your offer is accepted, you will pay the agreed deposit within 3 business days. Deposits are held in trust until closing day. If the deal falls through due to an unfulfilled condition, your deposit is returned in full. If you waive conditions and then back out, deposit terms follow the purchase agreement.
Yes. If you have a buyer's agent, they can assist you through the process. Note that Self Listd listings are for-sale-by-owner, so any buyer's agent commission would be a separate arrangement between you and your agent, not covered by the seller's 2% Self Listd fee.
Self Listd generates province-specific purchase agreement templates that are designed to be legally binding when signed by both parties. We strongly recommend both buyer and seller have the agreement reviewed by independent legal counsel before signing. Self Listd currently operates across all 10 provinces and 3 territories in Canada - Alberta, British Columbia, Ontario, Quebec, Manitoba, Saskatchewan, Nova Scotia, New Brunswick, Newfoundland and Labrador, Prince Edward Island, Yukon, Northwest Territories, and Nunavut. We generate province-specific purchase agreements and are aware of each jurisdiction's land transfer tax and legal requirements.
If a deal falls through due to an unfulfilled condition (financing, inspection), the deposit is returned to the buyer and no Self Listd fee is charged. If both parties agree to cancel, a mutual release form is generated through the platform. For disputed transactions, we recommend engaging your real estate lawyer.
